Environmental Site Assessment (ESA)
Identification of known and potential environmental risks and liabilities associated with a site.
Environmental liabilities may arise from historical or ongoing activities such as handling hazardous substances or improper waste management.
Phase I
Phase I ESA is an non-intrusive site assessment that includes a site visit and a review of available data and documentation to identify potential environmental risks and, if necessary, recommend further investigation or studies.
Phase II
Site investigation to confirm or rule out contamination in soil, building materials, and groundwater indicated within the Phase I assessment. This phase also proposes appropriate remediation or corrective actions.
Phase III
If contamination is confirmed, Phase III addresses the risks through detailed risk assessment, remediation of affected soils or groundwater, or environmental monitoring.

Due Diligence
Due diligence audits provide essential data to support decision-making and help mitigate environmental risks during transactions.
Current environmental legislation introduces significant environmental liabilities during property or business transactions, which may impact buyers, sellers, banks, and other stakeholders.
ENACON conducts due diligence audits for sites, industrial facilities, and administrative buildings, including participation in large international transactions across the Czech Republic and Slovakia. If required, due diligence audits include also compliance reviews, identification of legal nonconformities, and recommendations for post-transaction corrective actions, and assessment of the site's development potential with respect to zoning, permitting processes, and infrastructure capacity.

Compliance Audit
An independent assessment of a company or organization to identify non-compliance with applicable environmental legislation.
A compliance audit is an independent review designed to identify any gaps with respect to relevant environmental regulations. It serves as a valuable tool for management to ensure legal obligations are met and to reduce the risk of regulatory enforcement or fines. In addition to legal compliance, the audit may evaluate internal environmental programs and corporate requirements, offering recommendations for improvements that go beyond mandatory standards.

In North America, Phase I audits follow ASTM standard and focus on identification of potential subsurface impact due to past handling of hazardous substances and materials.
Phase I conducted in accordance with the ASTM standard includes a review of potential soil and groundwater contamination, assessment of current and historical use of hazardous substances and waste management practices, identification of hazardous materials in buildings, and potential presence of asbestos and polychlorinated biphenyls (PCBs).
In Europe, Phase I typically covers a broader scope, including limited compliance review for topics like air emissions, wastewater discharge, waste handling, environmental noise, permitting, and other compliance aspects, to identify potential environmental liabilities or costly noncompliance issues.
This phase includes sampling of soil, soil gas, and groundwater, followed by accredited lab analysis.
ENACON develops the most appropriate investigation strategy based on Phase I findings and client needs.
We work with certified subcontractors and laboratories recognized by local authorities.
Results are compared to legal standards and country-specific guidelines (e.g. Czech Ministry of Environment criteria). Findings are then evaluated in the context of local environmental conditions and potential risks to sensitive receptors such as nearby water sources, residential zones, or protected areas.
Results of the Phase II investigation provides clients with action plans, including further investigation, monitoring, risk assessment, or remediation including assessment of related cost estimates. This information gives the client an important basis for transaction negotiations.
